HOA Fees
Pepper Tree Park currently has monthly dues in the amount of $350. The amount may be changed b the Board each January by no more than 10% per year. The monthly dues cover: maintenance of the grounds, pool and clubhouse as well as water and trash service to all units, snow removal and paying the manager's salary.
In addition to the monthly HOA dues, insurance premiums are collected each August. The amount ranges from $1,000 to $2,000 depending on the size of the unit and covers the insurance on the structure of each unit. Homeowners should acquire a condo insurance policy to cover any upgraded interior finishes and fixtures as well as their personal possessions.

Snow Removal
Snow removal is at the discretion of the Board of Directors. The Board directs the manager to engage the Snow Removal contractor. The general rule of thumb used by the Board is snowfall exceeding two to three inches will be bladed off streets and drives once the snow stops, unless the forecast predicts temperatures warm enough to melt the snow that day, but this is just a gauge not a hard and fast rule. The Board maintains discretion in ordering snow removal. Drifts of more than two inches are not the same as two inches of snowfall. Homeowners should have alternative snow removal practices in place for times snow removal is not ordered by the Board.
Trash and Recycle
PTP HOA dues include curb side pickup of trash. Trash pickups are on Friday mornings. Trash may be set out curbside after 5 p.m. the night before pickup. You may put out up to four 30 gallon trash cans or trash bags. Each bag or can should not weigh more than 30 pounds. Carpet and branches must be cut to 4 foot lengths. There is a dumpster at the clubhouse for yard waste.
There is also a recycling bin at the clubhouse which is picked up on Mondays and Thursdays. Please rinse out all your plastic and metal containers (or run them through your dishwasher). For a complete list of recycling dos and don'ts please see the below recycling flier.

No glass should be placed in the dumpster or recycling bin. For your glass recyclables, please take them to a glass recycling location. There is one located at Brewster Place, 1001 SW 29th St, look for the purple bin and do your part in recycling glass in Shawnee County.
