Pepper Tree Park Manager

Pepper Tree Park Homeowners’ Association employs a part-time manager. Office hours are flexible and varying between 8 a.m. and 3 p.m. The manager may be contacted by email at: peppertreepark@att.net. In case of emergency, please email the manager and feel free to contact a Board member, if necessary. Emergencies will be handle as swiftly as possible.

If your concern is regarding issues affecting the entire park (i.e. snow, power outage, etc.) please check your email and this website for notices from management instead of contacting the manager.  Contacting the manager about whole-park issues impedes the necessary work of the manager to handle situations. Please be respectful and allow them to do their job. Thank you.

Kari Bottenberg - originally from Holton, Kari moved to Topeka in 1985 to explore opportunities in retail.  She owned her own retail business for 20 years, while also working as a Mary Kay consultant.

She reconnected with her High School sweetheart, James Kennedy, in 2014 and the two moved to Pepper Tree Park in 2016. Together they share four children and one grandchild.  She became the manager in January of 2018.

One of Kari's past times is getting to know people.  She loves to hear her neighbors tell stories about their travels, kids, grandkids and of course their pets.  Her goals for Pepper Tree Park are to make sure the park operates efficiently, that each homeowner is treated with care and respect, and that everyone feels like they can call Pepper Tree Park their forever home.
